You agree to use it only for that purpose — not to scrape, copy, or reuse its content commercially, or to submit false information through our forms. Information on this site (including pricing examples and the savings calculator) is for general informational purposes only and isn’t a guarantee of any specific outcome, sale price, or savings amount.
Brokerage Services & Agency Disclosure
Smart List Real Estate LLC is a licensed Florida real estate brokerage (License #BK3082538). Unless you and Smart List agree in writing to a single-agent relationship, Smart List acts as a transaction broker under Chapter 475, Florida Statutes — meaning Smart List owes limited confidentiality and does not represent your interests to the exclusion of a buyer’s. [Counsel to confirm this summary tracks Fla. Stat. §475.278 exactly and that it is delivered/acknowledged the way Florida law requires.] Smart List offers two listing fee structures, described in detail on our Pricing page; the terms below describe how those fees work once you sign a listing agreement.
Fees & Payment
The $3,500 listing fee and the $10,000 all-inclusive listing fee are each non-refundable once the associated listing goes active on the MLS. [Attorney to confirm this is adequately and conspicuously disclosed, and to add any additional required refund/cancellation terms.]
Under the $3,500 + à la carte option, the seller may cancel at any time. Upon cancellation, the seller is responsible for payment of any à la carte or hourly fees already incurred as of the cancellation date. [Attorney to confirm this term is adequately disclosed and enforceable as written.]
